White Acre Estates Ltd worked closely with an existing land owner to agree an option on a greenfield site of approximately 1.4ha located in Flintshire.  Once the Option Agreement was in place, the team prepared a scheme proposal for the local council with supporting information to show that the land was suitable, deliverable and available for development.  This involved a significant investment preparing layouts, highways reports and ecology studies to illustrate that the land was appropriate for inclusion within the Local Plan.

White Acre Estates Ltd then decided to move forward to a planning application which was supported by planning officers, but refused by the local committee.  The decision was appealed and won against the refusal, with the resulting permission for 40 units delivering a very positive outcome for the landowner, and vindicating the planning officer’s decision to support the scheme.  The success at appeal was based on the quality of the work done at the start of the process and the clear and effective work produced by an excellent team of consultants.

The land has since been sold and the plans are in the process of being realised.
