White Acre Estates Ltd purchased the derelict M&S Site unconditionally in June 2013.  The 6 acre site, located in Glazebury, Warrington had historically been used as a car garage, petrol station and latterly as a discount clothing store.

The various buildings on the site were in a bad state of disrepair and had been an eyesore and target for antisocial behaviour in the past.  The site had been the subject of two previous failed planning applications while under the control of the original owner.

Once the site had been purchased, a masterplan was determined based on the residential location & profile of the village housing need.  A scheme of 14 detached houses evolved, and plans were drawn up accordingly.  The team canvassed opinions and ideas within the local community who were generally in favour of the redevelopment of the site for housing.

The team put together a planning application which considered the site history, ecology, topography and highways issues.  The site was complex due to the levels of contaminiation left by previous businesses, especially on a small area of the business car park which was in greenbelt.  Full planning permission for the proposed scheme was granted in June 2014.

The site was sold with planning permission for 14 homes which have now been built and are fully occupied.
